What To Do in the Next Hour

Before you call anyone, do three things — they cost nothing and stop most of the damage:

  1. Catch the water, don't chase it. Put a bucket under the drip and move anything electrical or valuable out of the path. Water travels sideways along ceiling joists before it drips, so the wet patch is often a metre or more from the actual hole.
  2. Cut power to any affected circuit at the distribution board if water is anywhere near a light fitting, switch or socket. Don't touch a wet switch.

  • Gutters and downpipes. A blocked or undersized gutter overflows and pushes water back up under the roof edge — damp along the eaves, not the middle of the ceiling. Undersized gutters (Rs 550-1,400/running ft to replace) are a common cause of "roof" leaks that are really drainage problems.
  • Fixing screws and laps on sheet roofs. Metal and amano sheets are held with screws through rubber washers; both corrode over time, especially near the coast, letting water track down the screw shaft. Loose laps between sheets do the same.
